1. Identify the tell-tale stains
Look for discoloration, "tea-coloured" rings, or soft spots on ceilings and upper walls. Bubbling paint or dampness around window frames can mean water is travelling down the wall studs.
2. Inspect the attic
During or just after a rainstorm, and only if it's safe, check the attic for wet or matted insulation and dark trails on the underside of the roof deck leading to a roofing nail. On a sunny day, turn the attic lights off and look for pinpricks of daylight — the "pinlight" test reveals holes.
3. Check the exterior safely
From the ground with binoculars, look for shingle damage (missing, curled or "balding" from granule loss), flashing failure around chimneys, skylights and valleys — the #1 leak zones — and clogged gutters that let water back up under the shingles.
4. The northern culprit: ice damming
In Orillia and Simcoe County, ice damming along the eaves is a frequent source of winter leaks as meltwater backs up under the shingles.
